Internap Network Services Corporation provides premier Internet bandwidth (IT Infrastructure) solutions through a global platform of data centers, managed Internet services, (cloud computing), a content delivery network and content monetization services.

Challenge:

Internap leased space in a Tukwila, Washington technology park that consisted of shell space with no major electrical or mechanical infrastructure. They needed to complete a data center design/build project in a compressed timeframe in order to meet their own client obligations. They had pre-purchased some of the major infrastructure equipment, but had no design team or construction team in place. To further complicate matters, the building in which construction was taking place was already occupied by other tenants with their own operational data centers, so safety and close coordination with the landlord were of utmost importance.

Rubicon Solution:

Rubicon was brought in to lead all aspects of the (Phase 1) data center build-out for Internap. Rubicon orchestrated a fast-track schedule using their proven Design-Build/ Construction Manager (CM) at Risk delivery technique.

Rubicon selected experienced critical facilities engineers and architects to provide a permit set of drawings under the guidance, and with the input, of Rubicon's own project engineers. While the permit set was being developed, Rubicon's project executives pre-qualified local subcontractors and finalized the details of the pre-purchase equipment with Internap's equipment vendors.

With permit drawings in hand, Rubicon expedited the permit process with the city of Tukwila, bid out the subcontracts and commenced construction, all prior to the release of final construction drawings. Rubicon handled all of the equipment integration and had full responsibility for every aspect of construction, including commissioning supervision.

In an additional twist to an already compressed schedule, Rubicon assisted the Internap management team in justifying the financial case to pre-build the electrical infrastructure for a future 11,000 square feet of Phase II data center space, the design and construction of which were folded into the Phase I project, thereby saving Internap substantial time and dollars when Phase II commenced.

The 10,000 square foot data center was completed in 90 days—on time and on budget. Directly upon completion, tenants began filling the space, requiring Internap to immediately commence construction of the 11,000 square foot Phase II which Rubicon successfully completed in 75 days. Rubicon recently provided Engineering and Design services; Equipment Procurement and Integration and Construction Management services for the 7,500 sf Phase 3 expansion project that was completed in July 2010.
